Planning permits and a permit for subdivision are required from your local council, as well as building permits from a registered building surveyor to ensure compliance with land use and Victorian building regulations.

The process of applying for property subdivision permits in Victoria typically consists of four key steps, these being:

  1. Feasibility assessment to determine in the land can be subdivided
  2. Creating the proposal plan for the multi-unit development project
  3. Obtaining council approval and planning permits
  4. Creating the new titles and developing the land chart outlining the new property boundaries

You can subdivide a dual occupancy home. Once the dual occupancy residence has been subdivided, the homes will be treated as separate title units and can be sold individually.
